Real Estate Developer Calls for Action to Address Housing Shortage in Brownsville
BROWNSVILLE, TX / ACCESS Newswire / April 23, 2025 / Real estate developer and investor Jesus Juraidini is taking a stand to advocate for more affordable housing in Brownsville and across Texas. With rising home prices and increased demand for housing, Juraidini is calling on developers, city officials, and community leaders to work together to create sustainable, affordable housing solutions.
"The housing market in Texas is growing rapidly, but too many families are being priced out of homeownership," says Juraidini, President and CEO of his real estate firm. "Home prices in Brownsville alone have increased by nearly 20% in the past five years, making it harder for working-class families to find a place to live."
The Need for Affordable Housing
According to data from the Texas A&M Real Estate Research Center, the median home price in Texas has surged by 40% over the last decade, while wages have not kept pace. This affordability gap has led to a rise in rental demand, pushing vacancy rates lower and rental prices higher.
"There are families living paycheck to paycheck, struggling to afford rent, let alone buy a home," Juraidini explains. "Without more affordable housing, we risk pushing hardworking people out of our communities."
The U.S. Census Bureau reports that Texas' population grew by nearly 4 million people in the last decade, making it one of the fastest-growing states in the country. This population boom has increased demand for housing, particularly in border cities like Brownsville where housing stock is limited.
Juraidini believes that local developers have a responsibility to create housing solutions that serve all income levels, not just luxury buyers. He has proposed a multi-phase plan that includes:
Public-Private Partnerships - Encouraging collaboration between developers and local government to incentivize affordable housing projects.
Mixed-Income Housing Developments - Creating communities that integrate affordable homes with market-rate properties to prevent economic segregation.
Increased Investment in Rental Housing - Expanding the supply of high-quality rental units to meet the needs of those who cannot yet afford homeownership.
"I want to see Brownsville grow in a way that is inclusive," Juraidini says. "We need to build communities where people from all walks of life can find a home, not just those who can afford rising costs."
Taking the Next Steps
Juraidini is urging lawmakers to consider tax incentives and zoning reforms that make it easier to build affordable housing. He is also working with community organizations to raise awareness about the issue and encourage public support.
"We have the opportunity to create a future where everyone has access to housing," he concludes. "It's time to take action."
